Rupiah dari Kost Eksklusif

Hotel dan Rumah Kost Keprabon, misalnya, melirik jenis kost eksklusif ini sebagai peluang menjanjikan yang mampu menutup pengeluaran bulan. Hotel yang sekaligus memiliki 11 kamar untuk kost ini mulai membuka usaha dobelnya sejak 2000 silam.

Bisnis kost sekarang ini bukan didominasi pelaku yang sekedar menjual kamar saja. Banyak yang mulai memandang terhadap kenyamanan penghuni kamar kost. Tidak heran bila bermunculan jenis kost eksklusif. Keeksklusivannya ditandai dengan berbagai fasilitas penunjang yang tidak ditemui pada kost untuk kelas menengah ke bawah.

“Kami melihat Solo mulai ramai. Lalu lintas antar kota banyak yang lewat Solo, misal ke Semarang atau Jogja. Kami memandang ini sebagai peluang karena akan banyak pebisnis atau pedagang yang melewati kota ini,” ujar Donny Reza Sukarno, Pengelola Hotel dan Rumah Kost Keprabon, jalan Ahmad Dahlan No. 8 Solo.

Tingkat okupansi Hotel Keprabon justru lebih sedikit bila dibandingkan keterisian kamar untuk kost. Bila pada hari biasa hanya sekitar tiga hingga empat kamar yang terisi dari 17 kamar hotel yang tersedia, maka untuk hunian kamar kost bisa terisi hingga 90 persen.

“Kami memang menawarkan harga yang fleksibel mulai 900 ribu hingga 1,2 juta per bulan. Fasilitasnya AC, kamar mandi dalam, dan breakfast. Perbedaan antar harga terletak pada besar kecilnya ruangan,” ujar Reza, sapaan Donny Reza Sukarno. “Kami juga menerima kost untuk masa satu minggu dengan tarif 30 persen dari harga jual kamar kost. Fasilitasnya sama saja,” lanjutnya.

Pangsa pasar Hotel dan Rumah Kost Keprabon memang kalangan pedagang dan eksekutif muda. Mereka rata-rata dari luar kota yang ingin berbisnis di Solo. Hal ini berbeda dengan yang dilakukan oleh Tri Sudarsih, pengelola Kost Putri Indrarini. Kost yang terletak di jalan Ki Hajar Dewantara 12 Solo ini mengambil segmen mahasiswa “berduit” sebagai pangsa pasarnya.

Wajar bila mahasiswi menjadi sasaran kost Indrarini. Lokasinya memang dekat dengan kampus Universitas Sebelas Maret (UNS), Solo, sehingga cukup strategis. Bila melihat ke halaman rumah kost ini, akan tampak berjajar mobil milik penghuni kost dari kalangan orang berada.

Soal tarif memang agak tinggi bila dibandingkan kost mahasiswa pada umumnya di sekitar kampus UNS, berkisar 275 ribu hingga 375 ribu per bulan. Sewa kost dibayar dengan sistem triwulan.

“Kamar besar punya kamar mandi dalam. Kalau yang kecil, tidak ada. Kalau bawa alat elektronik, seperti laptop, tambah 25 ribu. Kalau bawa mobil tambah 15 ribu, ujar Tri Sudarsih. “Kalau dilihat dari keterisian kamar, hampir selalu penuh,” lanjut pengelola 32 kamar kost ini.

Persaingan bisnis kost eksklusif di Solo akan semakin berat. Kompetitor akan banyak yang melakukan bisnis serupa. Hadirnya apartemen turut menandai ramainya tingkat kunjungan di Kota Bengawan ini.

“Menyiasatinya mungkin dengan mengambil pasar segmen tertentu agar bisa bertahan,” ujar Reza.

When you hanging out with  lots of friend, do you think their smile are always genuine?
Most people are surprisingly bad at spotting fake smiles. One possible explanation for this is that it may be easier for people to get along if they don't always know what others are really feeling.

Although fake smiles often look very similar to genuine smiles, they are actually slightly different, because they are brought about by different muscles, which are controlled by different parts of the brain.

Fake smiles can be performed at will, because the brain signals that create them come from the conscious part of the brain and prompt the zygomaticus major muscles in the cheeks to contract. These are the muscles that pull the corners of the mouth outwards.

Genuine smiles, on the other hand, are generated by the unconscious brain, so are automatic. When people feel pleasure, signals pass through the part of the brain that processes emotion. As well as making the mouth muscles move, the muscles that raise the cheeks – the orbicularis oculi and the pars orbitalis – also contract, making the eyes crease up, and the eyebrows dip slightly.

Lines around the eyes do sometimes appear in intense fake smiles, and the cheeks may bunch up, making it look as if the eyes are contracting and the smile is genuine. But there are a few key signs that distinguish these smiles from real ones. For example, when a smile is genuine, the eye cover fold - the fleshy part of the eye between the eyebrow and the eyelid - moves downwards and the end of the eyebrows dip slightly.
